The transaction volume on Germany’s real estate investment market came in at €65.8bn in 2022, with €52.3bn attributable to commercial properties and €13.5bn to residential real estate. Compared with 2021, the downturn is significant at 41% but is nevertheless only 7% short of the 10-year average. The traditional 2022 year-end rally failed to materialize due to the heightened and imponderable risk factors, such as the conflict in Ukraine, global recessionary tendencies, higher financing costs and the partly significant divergence between buyer and seller price expectations. But at €13.6bn, the final quarter of 2022 saw almost as much invested as in the full year 2009 after the global financial market crisis when a mere €14.4bn was directed into German real estate.
