The Düsseldorf office leasing market (including Erkrath, Hilden, Ratingen and Neuss) gained noticeable momentum in the third quarter of 2026. With take-up exceeding 200,000 sq m in the first three quarters, the result significantly surpassed the corresponding prior-year period. In particular, there were more lettings in development projects, partly driven by Uniper’s lease signing at New Heart on the Block, as well as more expansions by existing tenants than in the previous year. Following a period dominated by smaller lettings, medium-sized and larger transactions moved back into sharper focus. Transactions covering more than four digit numbers increased again.

The return of larger transactions is an encouraging signal for the Düsseldorf office market. Companies are once again making longer-term location decisions and investing selectively in high-quality working environments. This is also reflected in the high share of premium-quality space, which accounted for 65% of take-up and therefore exceeded the level recorded in 2025. Modern offices support collaboration, innovation and employee retention. As a result, quality continues to gain importance in leasing decisions.
