Press Release
Czech investment market heading towards EUR 3bn. CBRE advised on the largest deals, most recently the sales of Riverside Karlín and OC Stromovka
26 October 2026
The Czech commercial real estate market has maintained high liquidity throughout 2026, ranking among the most active markets not only within the CEE region but across Europe as a whole. After three quarters, the total investment volume reached EUR 2 billion, with domestic capital accounting for more than 65% of this figure. According to CBRE, the global leader in commercial real estate services, this amount will approach the EUR 3 billion mark by December. The final result will be significantly driven by the recent sales of the Riverside Karlín office complex and the Stromovka Shopping Center, both of which rank among the most prominent transactions of the year.
"From an investor's perspective, this year has been very strong, even though it will not reach last year's record levels. This is due to a shifting interest rate environment, the geopolitical situation, and a tighter supply of prime investment products. Local investors clearly continue to dominate the market, and we expect this trend to persist into 2027," says Jakub Stanislav, Head of Hotel Investments CEE and Head of Capital Markets at CBRE Czech Republic.
Office assets remain the most sought-after on the market, accounting for 40–45% of this year's total investment volume. Following closely behind is the hotel segment, the industrial sector, and residential rental sector, with each of these three asset classes generating between 15% and 20% of the total volume. Retail real estate rounds out the top five with a market share of between 10% and 15%, while other niche assets account for approximately 5%.
CBRE has confirmed its strong market position by acting as the exclusive advisor on the year's most significant transactions across the office, hotel, and retail segments. Holding a 47% market share, the company has closed deals with a combined value exceeding EUR 1 billion since January.
The Riverside Karlín Business Park and a Strong Wave of Office Acquisitions
The sale of the Riverside Karlín complex, which has just been contractually finalized, represents the largest real estate transaction across all segments in the Czech Republic this year. It also stands as the largest office property acquisition in the entire CEE region, with a value in the hundreds of millions of euros. The CBRE team acted as the exclusive advisor to the Austrian group CA Immo, which sold a total of 85,000 sqm of premium office and retail space distributed across five buildings—Mississippi House, Danube House, Amazon Court, Nile House, and Missouri Park—to a financial group formed around Trinity Bank. The entire campus is nearly fully occupied and home to prestigious international tenants from the technology, legal, and banking sectors.
The development of the complex, which was one of the first modern office campuses in Prague, began in 2003 on a former brownfield site on Rohanské nábřeží. Thanks to its direct connection to green relaxation areas, cafes, restaurants, and the Vltava riverbank, it offers a unique blend of work, leisure, and community life. All buildings hold LEED or DGNB sustainability certifications at Gold or Platinum levels.
"In the past, we managed the sale of the Visionary building for CA Immo, followed by the Kavčí Hory Office Park property, and now the entire Riverside Karlín campus. This successfully closes a major chapter of the company's presence in the country, as this final transaction marks their exit from the market," adds Jakub Stanislav.
CBRE's extraordinary activity in the office sector is further evidenced by a number of other major transactions closed over the past quarters. Right in January, the team successfully advised Amundi on the sale of the Keystone building in Karlín to the Swiss company RIMO Holding. During the spring months, CBRE demonstrated its expertise in the buyer-advisor role, representing the insurance company Generali in its acquisition of the premium Na Příkopě 14 building from CPI, as well as advising AFI on the purchase of the Port7 complex from the developer Skanska. CBRE was also instrumental in the successful sale of the Trimaran and City Element buildings in Prague's Pankrác district, where it protected the interests of the PIMCO/Allianz consortium during the transfer of these two assets to the Czech real estate fund Aurelia, part of the Axelor group.
OC Stromovka and the Revival of the Retail Segment
A fresh milestone in the retail sector is the recently signed sale of Prague's Stromovka Shopping Centre. With a value in the upper tens of millions of euros, it represents this year's top spot in the retail property market. The development group Lordship, exclusively represented by the CBRE team, successfully sold the complex to the Czech investment and business group RT Torax. The group acquired the asset seven years after the commencement of its final development phase and subsequent profitable operation, which launched in 2019.
This modern mixed-use property forms a key part of the daily infrastructure of Prague 7. It uniquely combines 14,300 sqm of premium retail space divided into nearly 90 retail units with an additional 6,700 sqm of modern offices on the top floors, which are complemented by spacious rooftop terraces offering panoramic views of the city. The centre benefits from near-full occupancy, strong anchor tenants, and the unique PARKet dining concept, which operates as a community pop-up zone blending a marketplace, bars, and bistros. Located on a lucrative triangular plot between Strojnická, Veletržní, and U Studánky streets, the property enjoys excellent transport accessibility and a strategic neighbourhood connection with the Stromovka park.
The success at OC Stromovka seamlessly built upon a retail transaction from March, when CBRE, acting as the exclusive advisor to Bluehouse Capital, successfully finalized the sale of the Novo Plaza shopping centre to the Czech development and investment company Dandreet.
Prague Marriott Hotel & Millennium Plaza Consolidate Hotel Investments
The sale of the Prague Marriott Hotel & Millennium Plaza complex represents the largest single-asset hotel transaction in Central and Eastern Europe in 2026, and also ranks among the most significant European deals of its kind. The complex was acquired from PH Properties in August by a domestic consortium led by the J&T group and its strategic partner, Dosfield Group. CBRE acted as the exclusive advisor to the seller in this transaction, with the final deal value exceeding EUR 200 million.
The complex, with a total area of over 62,000 sqm, integrates five key functions: a five-star hotel with 416 rooms, approximately 10,500 sqm of commercial and office space, 1,200 sqm of congress facilities, 4 dining venues, and underground parking for 460 vehicles. The operation of the hotel itself continues to be managed by the international network Marriott International under a long-term management agreement.
This multi-billion-koruna deal perfectly complemented a successful start to the hotel real estate market, which CBRE kicked off back in January. At that time, acting as advisor to Vienna Insurance Group, the team successfully executed the sale of Vienna House Andel’s Prague in Prague's Smíchov district into the portfolio of the Czech investment group Cimex. The group subsequently integrated it into its brand as OREA Hotel Andel's Praha.
Market Outlook for the Coming Period and 2027
"By the end of the fourth quarter, we expect to close several pipeline deals that will firmly validate our full-year investment volume forecast of around EUR 2.7 to 3 billion. In 2027, we anticipate similar investment dynamics, with the market being limited primarily by a shortage of prime properties available for purchase. At the same time, we are observing an increasingly strong trend where successful Czech capital is expanding and seeking attractive investment opportunities in other European markets as well," concludes Jakub Stanislav.
